2024 HOA Dues

Homeowner Association Dues ($790) are due on Jan. 1st, 2024. You can pay these dues online or sign up for autopay in the Kensington Homeowner Portal. To register you will need the email associated with the homeowner as well as your address or lot#. You will register under KENSINGTON ASSOCIATION, INC- SAINT JOHNS, FL.

It is recommended that homeowners register for the portal so they can have easier access to their account, submit requests, and communicate with the management company.

ACRC Approvals

A reminder that ACRC approval is required for all exterior changes to your home.  Don’t get into a situation where you have to modify or possibly remove the changes you have done due to non-compliance.  Approval is required for the changes that include, but are not limited to, mailbox replacement with something different, roof replacement with different colors or materials, paint color changes, fence replacement with a different material OR change in location, addition of any type of structure (ground-mounted dish, deck, fence, patio screen, pool, shed, gazebo, playsets, etc.), replacement of a structure with something not IDENTICAL in material, size, location or color, removal of trees more than 4” in diameter, driveway painting or material change.   ACRC meetings are held at the pool most months on the 2nd Thursday.

Garbage Pickup

• Bulk garbage (anything outside of the can) will only be picked up on the same day that the yellow recycle bins are to be picked up.  Please do not put out early & let sit curbside until the following week.

• Remember to store your garbage/recycle cans out of sight.  We will be doing more rigorous enforcement of visible cans this year, and repeated violations can result in fines and/or legal costs being assessed.

Home Alarm Registration

The Jacksonville Sheriff’s Office receives more than 45,000 alarm calls each year and more than 98% of them are false alarms. In an effort to reduce the false alarm rate in Jacksonville, a new alarm registration program was implemented in May 2017. One key element in reducing false alarm calls for police comes from having current contact information that alarm users update each year. We will also help reduce false alarms by requiring all locations with repeat false alarm infractions to be accountable for faulty equipment. All residential and business alarms must be registered in the new system by the owner to avoid penalties.

General Upkeep Reminders

Fences or structures with visible damaged or decay should be repaired or removed to keep the community looking good.  Monthly drive-through inspections are already underway.

Contact 630-CITY (2489) to report sidewalk, street, or streetlight issues as well as missed garbage or yard waste pickups as well as to request their one-time “cleanup” pickup.

Dog owners – you are required by law to maintain physical control of your pets and also pick up after them.  A significant number of pets have been observed to have been running loose, and there have been a number of “poop piles” seen throughout the community along sidewalks. Please clean up after your pets.

If you observe something in the neighborhood that concerns, you, please contact TPAM and/or the board member for the respective area.    You as residents see changes or issues much faster on your streets than anyone else.

For any fob issues, send an email to with your fob number, name, and address along with the issue and it will be resolved as quickly as possible.
