Our Amenities

Access to the grounds and amenities is controlled by an electronic key fob.  Simply swipe the fob by the reader, and if access is allowed, the gate will open.  All areas are also under 24-hour camera surveillance. 

The Pool

The pool is a junior Olympic sized, with large shallow areas on each end.  Chaise lounges and chairs are available, with a limited number of tables and umbrellas.  There is no lifeguard on duty at any time.

Beach Volleyball

You don’t have to take the short drive to the beaches to be able to enjoy a great game of beach volleyball. We have a court next to the playground ready for some action!

Basketball Court

Grab the crew and come down to the basketball courts for a fun pick up game of basketball. We have a full-court as well as half courts on the sides, giving you options!

Tennis Court

Enjoy our well-maintained tennis court and challenge your friends and family to a match. Whether you prefer to play singles or doubles, our court is always ready for a good rally. The courts are first come first serve.

The Playground

For our younger residents, the playground area has a swing and play equipment, along with tables and benches.  There is also a larger field that can be used for baseball, softball, or soccer play.

The Gazebo

Having a get-together or birthday party? How about hosting it at our poolside Gazebo? Exclusive use of the Gazebo is available for Kensington residents.

Gazebo Reservations

Homeowners in good standing are able to reserve the gazebo at the pool for gatherings and parties. Fill out the form provided: GAZEBO RESERVATION FORM and either turn in to the pool monitor, or email the form to community.ka.jax@gmail.com. Do not assume you have the reservation until you have received confirmation.

Common Area Rules

“Common Area” includes, but is not limited to, the pool, tennis courts, parking lot, basketball court, volleyball court, softball field, playground, front common lakes, walkways, lawns and shrubs, and natural areas maintained by the Kensington Association, Inc.

The following rules have been developed to ensure common areas are kept clean and safe for all members to enjoy. The closer the rules are followed, the fewer funds will be needed for repairs and maintenance.
Kensington facilities and common areas are for the use of Kensington Association members who have paid their annual fees or the persons to whom they rent or lease the property. At least one member of each family using the facilities must carry a Kensington FOB. Access to facilities will be denied without this identification. New FOBs were issued in 2015. Courts, fields, and playground areas are open from dawn until dark. 

  • No littering
  • No animals are allowed in the tennis, volleyball, or basketball courts or playground areas
  • No glass containers
  • No alcohol

Charcoal barbeques are now available for use by residents at the new playground. Must be 18 years of age to use. Parents are responsible for keeping children a safe distance from the grills. Residents are responsible for bringing and removing their own supplies (e.g., charcoal, lighter fluid, utensils, hot pads). Kensington Association Inc. is not liable for injuries resulting from use of the barbeques.

  • No loud music
  • No profanity or abusive language
  • No roller blades, roller skates, skateboards, scooters, or bicycles in the fenced common areas or basketball court.

Parties:  The playground and picnic area can be used for a party, but please be courteous to other residents and limit the use of parking spots by carpooling or walking.  If you are going to have a large number of vehicles, coordinate with the pool monitor to open the gate to allow for parking in the ball field area.   Residents are responsible for clean-up and trash removal after the party is over. (Bring your own trash bags and take trash with you.) If the area is not left clean and available for immediate use the “Resident/Owner” will be charged a $50.00 clean-up fee to be assessed using the FOB and camera records, and future privileges could be denied. All persons/guests who attend the party must adhere to the common area rules.
